AAREI's CEO, Mr. Zoran Veleski addresses Slovenian Real Estate trends at Arvio Conference 2024

At the recent Arvio conference held on May 21, 2024, in Ljubljana, a roundtable discussion focused on the current situation in the Slovenian Real Estate market. Hosted by the Real Estate valuation platform, the conference attracted numerous distinguished participants, including our CEO, Mr. Zoran Veleski.

Ms. Vanja Jeraj from Gorenjska Bank presented her insights into the market, noting that the conditions have not significantly changed compared to previous years. According to her, real estate projects continue to be implemented and sold in line with investors' expectations. The bank maintains a detailed insight into market dynamics, being informed daily about concluded real estate transactions.

During the conference, there was also discussion regarding property prices. Gregor Rožman from Ržišnik Perc commented on entrepreneur Ivo Boscarol's bold prediction of constructing apartments for 3,000 euros per square meter in Ljubljana's BTC area. Rožman believes this is achievable but emphasizes that these are functional apartments, not luxury units.

Ajda Kaluža presented data on the selling times of properties, revealing that the median for apartments is around 21 days, while for houses, it reaches 67 days. An analysis of auction prices conducted by Arvia's founder showed that discounts for houses are higher than for apartments, especially during periods of market fluctuations.

The discussion at the conference provided insight into the dynamics of the real estate market in Slovenia and highlighted significant challenges and opportunities in the sector for the future.
